5 Small Bathroom Updates to Increase the Value of Your Home

A basic bathroom remodel, according to Remodeling Magazine, costs about $18,000 on average. When you factor in resale value, you can recoup around 66% of that when your home is sold. Even a small bathroom makes an impact and so can minor updates. If you plan ahead, taking the time for small improvements can pay off in the long run, even if you don’t have the time and money for a complete bathroom remodel in Orange County.

1. Install New Faucets

Nobody likes old, rusty faucets. Installing new ones can spruce up the look of your bathroom. Shiny new faucets can be selected to better match your paint, furnishings, and vanity. Replacements are a good idea if you decide to install a new countertop. After all, faucets are used pretty much every time someone goes in the bathroom, so it’s important to leave a good impression for any potential buyers.

2. Add New Towel Hooks

A fairly easy job, installing towel hooks or bars adds function to the room. Placement is important as well. The closer you put them to the shower, the easier it is for someone to reach their towel or robe. There’s less cleanup as well. Occupants don’t have to drip water on the floor, but rather dry themselves off inside the tub after a shower. Another functional improvement—pivoting toilet paper holders that afford quick installation and change out of toilet paper rolls.

3. Change the Showerhead

If you’re stuck with builder grade shower heads, that might not go over well with homebuyers. Combining efficiency with the feel of more water, a wide shower head is a luxury most buyers won’t ignore. Plus, changing out fixtures is usually not that difficult. You’ll increase the comfort of your shower, which can extend for many years and translate to higher home value in the long run.

4. Lay New Tile

This requires a little effort if you like a DIY project. If you feel comfortable with cutting and laying tile, managing tight corners and hard-to-reach spaces, and getting your hands dirty, you can benefit from stone, marble, and even glass tile. New tile can completely change the look and feel of your bathroom.

5. Repaint

Neutral bathroom paint colors such as off-white, gray, beige, or light blue can make a huge difference. Giving the room a calm, tranquil feel, they also allow more design flexibility. Just about anything will go with a neutral color scheme. Add stone or glass tile; wood, steel, or other furnishings; and even floral arrangements to spice up the room. You, other current occupants, and potential buyers will never be turned off by bold colors that yield too high an intensity level for the setting.
